*Delivery figures are my own indicative estimates based on each unit's size, weight and the ~2,000 km road distance from Bundall (Gold Coast) to Adelaide — Express Portables quotes freight per job and per site, so treat these as ballpark only and get a real quote. Remote SA towns cost more than Adelaide metro.

Cheapest liveable room, landed in SA

≈ $12,750

A 3 m Spacee pod ($9,950) plus an estimated ~$2,800 to truck it to SA. For a fold-out home with the most floor space, the 24 m² Expander lands at roughly $22,100.

2What the price covers — and what it doesn't

Included in the building price

  • Steel frame, insulated EPS wall & roof panels, double-glazed windows and a lockable glass entry door.
  • Floor, LED lights, power points and a 240 V switchboard installed to Australian AS3000 standard.
  • For Expanders: fold-out roof gas struts and unfolding instructions; footing plans supplied.
  • Bathroom or kitchenette only where the model name says so (e.g. "with Bathroom").

NOT included — budget on top

  • Delivery — quoted per job; the estimates above are mine, not the supplier's.
  • Licensed electrician & plumber to connect power, water and waste on site.
  • Footings / site prep — a level base or piers; the building is craned or slid off the truck.
  • Trailer — only on a trailer is a unit treated as a movable dwelling (caravan); add ~$13,950 for the 24 m² dual-axle.
  • Add-ons — air-con (~$825–$1,390), hot water (~$1,065–$1,290), cladding (~$1,250).

3How this fits the plan

In the salvage / land-trust model, the charity holds the land and each resident needs a dry, lockable, insulated room they can move into fast. A landed cabin or pod at ~$12,750–$23,250, or a 24 m² fold-out at ~$22,100, is the "buy it ready-made" alternative to building a room from salvaged parts — useful as the first few visible, occupied homes while self-builds get going.
